Median sale price is the middle price of all homes that closed in the month: half sold for more, half for less. It is a better guide than the average because one very expensive sale cannot skew it.
Days on market is how long the typical home took to go under contract. Fewer days means buyers are competing; more days means sellers need to price carefully.
Homes for sale is the number of active listings. When it is low, well-priced homes sell quickly. When it rises, buyers have more choice and more negotiating room.
Every neighborhood is different. The county-wide number tells you the direction of the market; your agent tells you what it means for your street.
